Who are we at Ann Marie Hill Housing Co-op?
A Brief History
Ann Marie Hill Co-op celebrated 25 years in the spring of 2008. During the initial purchase and building of this property, the property was temporarily named "Innisfree West Housing Co-operative". The property was ready in 1983 and members moved in to the Ann Marie Hill Co-op by March 1983.Our Co-op was named after a resident of Scarborough East "Ann Marie Hill", she was a tireless and selfless community worker who gave her time and effort unsparingly to whatever she considered was the main social or political issue of the day. She also worked at the University of Toronto. During this time, Ms. Hill continued to be involved in politics and community actions for social reform. She became an active member of the New Democratic Party in 1972, joined the party's riding Executive Committee in Scarborough East where she lived. Therefore, the Scarborough East community honoured Ms. Hill by naming 170 Galloway Road as "Ann Marie Hill Co-operative Housing."
Legal/Political Standing & Ownership
Ann Marie Hill Housing Cooperative Incorporated is a non-profit Housing Co-operative. We are governed by the Cooperative Act; Articles of Incorporation; By-Laws*; and the Operating Agreement with Canada Mortgage and Housing Corporation, who holds our mortgage and monitors the spending of monies for the repair and upkeep of the building structures.
At the opening of the Cooperative, Canada Mortgage and Housing Corp. provided subsidized units for those in need with the understanding that this subsidy would decrease each year. New subsidy is no longer being provided for members by Canada Mortgage and Housing Corp. as a result of which our units are available only at market prices.
* The By-Laws the co-op abides by are: Occupancy By-Law (No.6), By-Law No. 7 (Operational By-Law), By-Law No. 476-2002 (Noise By-Law) as well as a Parking By-Law and Pet Policy.
The Structure
Ann Marie Hill Cooperative consists of 135 units. There are 84, 1 and 2 bedroom units in the Hi-Rise; 29, 3 bedroom townhouses and 4, 4 bedroom townhouses. Above the townhouses there are 18, 1 and 2 bedroom units.
The buildings are divided into 4 "blocks":
Building "A" is 164 Galloway Road
Building "B" is 166 Galloway Road
Building "C" is 168 Galloway Road
Building "D" is 170 Galloway Road
Facilities
ParkingThere are 44 above ground parking spaces each costing $20 per month and 100 underground parking spaces each costing $30 per month.
Playground
There is an excellent play area which receives both sun and shade for children up to 12 years of age.
Security
We have security cameras throughout the cooperative and the entrances to the Hi-Rise. Units above the townhouses can only be accessed by intercom or members' keys.
Party Room
This room is available for booking social events by members only at a cost with a refundable deposit, handled by our Office staff. The room is equipped with washrooms located in the passageway and a kitchen area (fridge, microwave, sink and stove).
Laundry Room
Laundry room facilities are located in the basements of all buildings and at a cost of $1.25 per load. No laundry appliances are allowed in the Hi-Rise units due to plumbing difficulties. The townhouses are allowed washers and dryers because each unit has its own basement.
Units
All Units have hardwood flooring, a stove and a refrigerator. All units are heated by electric baseboard heating. Carpeting within the units is by choice and expense of the member who lives in the unit. It is only the walk-up units above the townhouses that are carpeted. Carpeting may not be permanently installed by hammering nails into the flooring and must be removed when the member moves from the unit unless the incoming member wishes to keep the carpeting.
The stairs inside the townhouses are carpeted and the passageway above the townhouses is carpeted to reduce the noise level.
Administration
Ann Marie Hill Cooperative employs one Property Manager, one Administrative Assistant, two Maintenance workers and one cleaner. The staff is paid out of the Cooperative funds to assist in the running of the Cooperative.
If members do not participate in the cleanliness and upkeep of the Cooperative grounds and its units, the Cooperative shall be forced to employ more staff and increase the housing charges to accommodate the increase expense.
The Board of Directors
A Board of eight Directors is elected by the general membership to make decisions with regard to the management of the cooperative. Every year four directors are replaced by four new members elected to the Board. The term of service for each director is two years, however, a new director may remain on the Board for a period of four consecutive years if re-elected after the first two years.
